| dc.description.abstract | У статті представлені результати дослідження ринку нерухомості в Україні. На думку автора він має одне з ключових значень для економічної системи держави. Це обумовлено тим, що ринок забезпечує одну з базових потреб. Водночас динаміка ринку нерухомості є своєрідним маркером при прогнозуванні майбутньої економічної ситуації. Дослідження проводилося з використанням результатів аналізу динаміки двох показників у регіональному розрізі. В результаті оцінки інструментів, які традиційно пропонуються при аналізі політики державного регулювання ринку нерухомості, було виявлено, що вони спрямовані як на розвиток попиту так і пропозиції. Разом з тим, автор відмічає, що надання різноманітних преференцій не може бути використане, так як призведе до порушення умов конкуренції. | uk |
| dc.description.abstract | The article represents the results of the real estate market research in Ukraine. According to the author`s opinion, the real estate market has one of the key values for the economic system of the state. This is due to the fact that it provides one of the basic needs — personal housing. In addition, the dynamics of the real estate market is a signal element in predicting the future economic situation. In the study of the essence of the real estate market, the author formed its features. The first — sectorial narrowness is associated with objective restrictions on the number of participants. The second is infrastructural disorganization, as there is no single place for concluding contracts. The third is high institutional differentiation. The fourth is striving for disequilibrium. The study was conducted using the results of the analysis of the dynamics of two indicators: the volume of commissioned housing and the cost per square meter of housing. To highlight regional features of the real estate market, the dynamics of these indicators were analyzing in two cities: Kiev and Lviv. The choice of cities for research is due to the fact that they are regional centers and are developing dynamically. As a result of the evaluation of traditionally offered instruments, it is certain that they are aimed at both the development of demand and supply. At the same time, the existing opinion on the need to present various preferences cannot be used, since they will lead to a violation of the conditions of competition. | uk |
